I was walking through Godmanchester the other morning, coffee in hand, watching a young family try to squeeze a very large, very plush velvet sofa through a very small front door. There was a lot of laughing, a bit of sweating, and eventually, a huge cheer from the neighbours when the sofa finally popped inside. It reminded me that while I spend my days looking at spreadsheets for the PE29 area, the "market" isn't actually made of numbers—it’s made of people starting new chapters.

But, if we do look at the numbers for August 2026, they tell a story of a market that is currently finding its balance, much like that sofa in the doorway.

What people are asking vs. What they are getting

Did you know that the price you see on a "For Sale" sign in a garden in Hartford isn't always what the bank transfer says on moving day? Right now, the average price sellers are asking for in PE29 is £297,020.

However, there’s been a little bit of a dip in those "sticker prices" lately. Over the last month, asking prices have dropped by about £6,355. Think of it like a shop having a summer sale to get people through the door. Interestingly, the price people are actually paying has stayed rock steady, even creeping up by £1,203.

The "Expectation Gap"

Here is the most important bit for anyone living in PE29: there is currently a gap of £12,150 between what sellers want and what buyers are handing over.

Essentially, sellers are being a bit more optimistic than the buyers are. If you are selling a house near St Peters Road or looking for a spot in the town centre, you need to know that buyers are currently holding their ground. They are paying about 4.3% less than the advertised price. It’s not a crash; it’s just a bit of a haggle!

If you went shopping for a new home in PE29 today, you’d have 227 properties to choose from. Whether you’re looking for a cozy flat or a sprawling family home, there is a healthy amount of choice.

Over the last year, 364 homes found new owners across the postcode. That’s roughly 30 families moving house every single month. To put that in perspective, that’s one family packing up their life and moving somewhere new in PE29 every single day of the year!

The "Money in the Attic" Fact

Property is a long game. If you bought a home in PE29 seven years ago and did absolutely nothing to it—didn't paint a wall, didn't fix a squeaky floorboard—you would still be £8,766 richer today.

That’s essentially "free money" just for living in your own house. While a 3.2% increase over seven years might sound modest, it’s a solid, steady growth that makes your home a very safe place to keep your savings.

The View from the Street

From the grand detached houses in The Grove that have recently sold for over a million pounds, to the terraced homes near the high street, the PE29 market is currently what we call "balanced." It’s not a wild "seller's market" where buyers are fighting over keys, and it’s not a "buyer's market" where sellers are desperate.

It’s a steady, fair environment. If you price your home sensibly, it will sell. If you’re a buyer, you have room to negotiate.
