Huntingdon Local Market Update — August 2026

If you took a walk around our neighbourhood seven years ago, the average home would have cost you about £263,705. Today, that same home is worth £303,754. Did you know that just by living in your house, you’ve essentially tucked away an extra £40,049 into a giant brick-and-mortar piggy bank? That is a 15.2% increase in value, which is enough to buy a brand-new luxury car or pay for several years of university fees, just for owning a front door in the PE29 1 postcode.

I’m Craig Burkitt, and I’ve been looking at the numbers for August. Whether you are living in a leafy spot in Hartford, a busy street near the Huntingdon town centre, or a quiet corner of the Hinchingbrooke area, there is a very interesting story unfolding this month.

The Price Tag vs. The Handshake

Currently, the average price people are sticking on their "For Sale" signs is £305,357. However, if we look at what has happened over the last month, those starting prices have actually dipped by about £18,366. It’s as if sellers have decided to be a bit more realistic to get people through the door.

But here is the twist: while the "asking prices" are down, the "actual prices" people are paying have gone up! Last month, the price people shook hands on rose by nearly £10,000. It shows that while sellers are being more sensible with their starting figures, buyers are still willing to pay good money for a home they love.

What’s on the Shelf?

Imagine walking into a shop where there are 80 different items to choose from. That’s our market right now—we have 80 properties looking for new owners across PE29 1. About 10 homes are finding buyers every single month.

If you’re looking to buy, there is a decent amount of choice. Most homes in our area—about 70% of them—are priced between £210,000 and £500,000. Whether it’s a lovely detached house on Elizabeth Drive or a cosy spot in The Spinney, there is a healthy variety for everyone.

The "Honesty Gap"

There is currently a tiny gap of just £1,603 between what people hope to get for their house and what they actually receive. In the world of property, that’s incredibly close—it’s like asking for £100 for a bike and getting £99.50. It tells us that the PE29 1 market is very "balanced." Neither the buyer nor the seller has the upper hand; it’s a fair fight, and deals are being done reasonably.

The Big Picture

We’ve seen some massive sales lately, particularly around The Grove and Longstaff Way, with some homes fetching well over a million pounds. This keeps the average sold price for the last year at a sturdy £303,754.

So, what does this mean for you? If you’re thinking of moving, you aren't entering a "wild west" market. It’s steady. Your home has likely grown significantly in value over the last few years, and as long as you’re sensible with your starting price, there are plenty of neighbours ready to make a move.
