The Seesaw and the Secret, PE29 1 Property Market — July 2026
Morning, neighbour! I’m Craig Burkitt. If you’ve been strolling through Hartford or heading down towards the river lately, you might have heard people whispering that house prices are "skyrocketing."
It’s the biggest myth in town right now. The reality? It’s a bit more like a garden seesaw. While one side (what people want for their houses) is tilting high into the air, the other side (what people are actually paying) is tucked a little closer to the grass.
Whether you’re living near the quiet cul-de-sacs of The Grove or closer to the bustle of the town centre, here is what’s really happening in our PE29 1 neck of the woods this July.
The Great Price Gap
Think of the property market right now like a summer BBQ. The "Asking Price" is like the fancy gourmet burger you see in the advert—it looks incredible and makes your mouth water. But the "Sold Price" is the burger you actually get served—still great, but perhaps a little more down-to-earth.
Right now, the average price people are putting on their "For Sale" signs in PE29 1 is £323,723. That’s jumped up by a whopping £19,529 just since last month! However, the price people are actually handing over the keys for is averaging £293,968.
Did you know there is currently a £29,755 gap between what sellers want and what buyers are paying? That’s about a 10% difference. It means if you’re selling, you might need to be prepared to have a friendly haggle.
What’s on the Shelf?
Imagine walking into a shop where there are only 8 items sold every month, but there are 77 items sitting on the shelves. That’s PE29 1 right now. We have 93 active listings being looked at, with roughly 8 homes finding new owners each month.
From the grand detached houses in Elizabeth Drive to the smaller gems tucked away in the backstreets, there is plenty of choice. We call this a "balanced market." It’s not a mad rush where houses disappear in seconds, but it’s not a ghost town either. It’s steady, like a long summer afternoon.
The Seven-Year Reward
I love looking at the long game because that’s where the "magic" happens. If you bought a home in PE29 1 back in July 2019, your house has been working hard while you’ve been sleeping.
Back then, the average home sold for £263,296. Today, that same home is worth £30,672 more. That is an 11.6% increase in value. To put that in perspective, that "extra" money sitting in your bricks and mortar is enough to buy a brand-new, top-of-the-range family car or pay for a decade of fancy summer holidays!
What does this mean for you?
Whether you are in a detached house in Longstaff Way or a cosy terrace, the story of July is about being realistic. Sellers are feeling very optimistic (hence those rising asking prices), but buyers are being a bit more cautious, keeping the actual sale prices steady.
If you’re thinking of moving, the secret is not to get distracted by the "advertised" prices you see online. Look at what’s actually happening in the streets of PE29 1. It’s a great time to move if you’ve lived in your home for a few years, as you’re likely sitting on a very tidy nest egg!
