We currently have 255 properties looking for owners across PE29. That’s a little tick upwards from last month, with 12 more homes joining the shop window. Think of it like a library that just got a few new mystery novels on the shelf—there’s a bit more choice for everyone, which is always a good thing for the health of our local property market.
Understanding Market Activity
Despite the calm feel, we are seeing consistent market activity with about 31 sales every single month. Whether it’s a stunning £1.5 million home in The Grove at Hartford or a cosy terraced house near the town centre, the "sold" stickers are still being applied to boards across the district.
Our "Monthly Turnover Rate" is sitting at 12%. To visualise that, imagine a row of 10 houses in your street. Statistically, one of those will be changing hands, while the others provide the stable backdrop of our community.
Even though we have more homes available this month (255 compared to 243 in June), the ratio of supply to demand has stayed exactly the same at 8.3. This tells me that while more people are deciding to move, there are just as many people stepping up to buy them. It’s a perfect bit of teamwork between housing supply and buyer demand.
